Now is the time to sell!

Now that we are well into September, it feels like the summer is already a distant memory! The weather has really changed over the past week and I have noticed a lot of people layering up and taking out their coats; I can’t bring myself to do the same just yet though!

The change in season has really made me think how important it is to embrace the market in the last few months of 2015. As crazy as it may sound, now is the time to decide whether you want to move before the New Year. Here in Chorleywood, we always notice a huge increase in activity as soon as the school holidays are over, and we expect the same to happen again this year. Can you believe that there are just 15 weekends until Christmas? (in my eyes, that’s not enough time for shopping!) A typical sale can take between 12 and 15 weeks (from accepting an offer to exchange of contracts), therefore it is crucial that you consider marketing your property as soon as possible if you wish to move before Christmas. There is a real lack of available properties on the market currently, so make the most of this time to ensure you achieve the best price for your property and move in the timescales which work for you.

Here at Sewell & Gardner, we can provide a very efficient yet professional service when marketing your property. Our Head of Media Production Martyn Drabik is our professional photographer, and with him working in-house, we have the benefit over other agents to provide professional marketing at short notice. For all properties, we offer a virtual viewing as standard, which offers applicants the opportunity to view a YouTube video of your home before booking in a viewing. These virtual viewings showcase the best your home has to offer, and prove a real success!

With this, it is crucial to ensure you are both legally and financially prepared. In too many cases, a sale can be slowed down by not having the correct documents in place prior to securing a purchaser. This would typically include the draft contract, official copies of the deeds, fixtures & fittings list and replies to standard pre-contract enquiries. Our partners at Lifetime Legal can take care of all of this for you, plus provide you with huge benefits such as ‘Mover Protection’, a cover unique to Lifetime Legal which takes out the stress of a potential sale or purchase fail that could be beyond your control.

If you want to discuss marketing your home, or would like more information about Lifetime Legal, please give me a call on 01923 285886.
