How Christmas influences the property market

There is never a quiet day as a sales negotiator in estate agency, if you’re not out carrying out viewings and negotiating sales, you’re calling out new properties or price reductions and speaking to solicitors and clients to progress agreed sales through to completion as quickly as possible. The best negotiators are individuals who can multi-task and use their time wisely, to satisfy all aspects of the varied role.

 

 

The majority of people believe Winter puts house sales on hold and is a really quiet time for estate agents however after working for three years in the industry, I can testify that Winter has never really been quiet. Yes viewing figures tend to decline slightly due to the darker days, and a few people put their search on hold until the New Year, but if a house is priced right it will still sell quickly.  The activity in the market ranges from parents looking to secure a property close to a good school, as the deadline for many school applications is December or January, to first time buyers who have decided this is the final year living with the parents in the family home
and are eager to move out.

 

For anyone looking to move soon, now is the time to book in for a valuation and start to consider marketing your property. Over the last few years internet portals have consistently shown that online activity for browsing properties is at its peak between Christmas day and New Years Eve. To take advantage of this we compile our property brochures before Christmas ready to upload the new properties to the internet just after Christmas during our working days before New Years Eve. This has proven to result in numerous enquiries and viewing requests from 3rd January onwards.
