What are your tips to help achieve a quick sale?
Being part of the New Homes team, I get used to selling properties with a brand new, interior designed show home. Of course, this isn’t a viable option for everyone else looking to sell their ‘lived in’ homes, so I have some tips from the show homes I deal with, which I feel are crucial to successfully selling a property.
First impressions are everything! It is said that people decide whether they like a property or not within the first 30 seconds of viewing. Stand outside your house and imagine coming inside as a potential purchaser… Does it look tidy and appealing? A few very easy updates can completely transform the look of your house, how about a fresh coat of paint on the front door and windows or some hanging baskets outside?
Does your house smell nice; is it welcoming? Bad smells are really off putting and can turn away potential purchasers as soon as they step through the front door. The alluring smell of fresh flowers and baked bread is not a myth.
Make sure each room shows its original purpose, because some people may find it difficult to visualise a dining table in a room you are currently using as a play room. You should make the experience for the viewer as easy as possible, so their decision to buy is simple too!
De-cluttering is important too, you will be packing up in order to move house anyway, so take this oppurtunity to pack a little earlier. We can even give you a hand with this. Speak to one our team about ‘De-clutter your home for Watford Mencap’. We will provide you with boxes to fill and they will be donated to Watford Mencap.
Remember, everyone is different so don’t be offended if you have some negative viewings. At Sewell & Gardner we are honest with our feedback, so if there is something in particular putting people off, we will tell you! After all, we want to sell your property as much as you do.
