You have no doubt noticed how much the property market has been in the headlines. Most of this coverage has been surrounding how stagnant it has been with buyers not wanting to commit and sellers being put off moving due to lack of available stock. We have found Croxley Green has been resilient to Brexit and the negativity within the press. We believe one reason for this is the fantastic transport links, brilliant schools, many local amenities and a great sense of community! We are finding increasing numbers of buyers moving out from London, looking to settle in a more rural location, such as Croxley Green.
As a result of market condition, it has been a buyer’s market. The properties that Sewell & Gardner are marketing however are receiving very high interest levels and viewing numbers, which is in turn leading to multiple offers, taking property prices very close to their marketing price and in some instances full asking price. Whilst the market remains stable, if a property is priced too high above the market value it can struggle to generate interest and stick on the market. Buyers are increasingly aware of how long a property has been listed for, as this information is available on the portals, hence if a property has not sold after a couple of weeks, buyers will start to assume there is something wrong it.
Unfortunately, due to a shortage of available properties, we are noticing a trend of overpricing amongst some of our competitors. If you have had a valuation and the price seems too good to be true, it may well be too high. Our advice in this situation is always to ask the agent for comparable evidence and current sales data which justifies their valuation price as unfortunately you could find you are over promised and later pressurised to reduce your price or accept a much lower offer. We would always advise not to sign a long agency agreement, if the price is right, your property should sell in less than 1 month and therefore you shouldn’t need to sign a contract any longer than this.
2019 has been a very positive year for the team with some strong individual performances, whilst remaining true to our strong internal brand values. With this we have seen our office gain more and more google reviews which has increased to over 67 5-star reviews which is a great reflection on the service the team and company are offering.
We have been heavily involved within the Croxley community having contribute £1000’s to help bring the community together to help and support. To name a few, we helped with the Croxley Revels and Harvey Road School where we raised money by ‘Soaking the Agent’. Tyler, Ollie, Alex and I all enjoyed getting into the stocks and getting soaked for the cause. 2019 also saw us launch the Croxley Green Community Scheme. When you sell your property in Croxley through us, upon completion we will donate £250 of the selling fee to a local organisation or your choice. Croxley House Care Home were the first beneficiaries of our first £250 and loved the surprise of the donation! Croxley Green has such a strong sense of community and we are passionate about supporting this further in 2020.
