Where our land team excel is in their ability to adapt from site to site, particularly in the identification stage. The land team look at a range of sites, from one off builds on a small plot to the side of someone’s house, to strategic site’s in the greenbelt with the potential for over a hundred units.

Strategic Sites

Over the last year we have been working on several strategic sites in and around the Hertfordshire area. It has been a real focus of ours to secure a long-term supply of development opportunities.

This involved working closely with landowners on what tend to be larger plots that need promoting to meet the local housing needs in line with the Local Plan. We work alongside planning consultants and architects from the early stages to fully understand the lands potential before introducing buyers or land promoters.

Many of our strategic sites are ones we have found ourselves; we take pride in our approach and build rapport with landowners to meet individual requirements. Whether this be a joint venture, unconditional sale or a land promotion agreement.

Site Acquisition

For investors and developers, our intelligence and experience in the local property market is second to none. We have worked hard to grow our customer base and offer first class advice to builders and developers. We are constantly presented with new development opportunities through our local network and our directory of business contacts. We have the knowledge to advise you on land acquisition, whether you’re a local, regional or national house builder.

We offer in depth marketing reports to assist you in making a confident, informed decision and we will act on your behalf throughout the entire purchasing process. Here at Sewell & Gardner we are always keen to meet new clients and form solid long-term commercial relationships, so if you are looking to purchase land from a single plot to something considerably larger, please get in touch and we can discuss your requirements further.

Site Disposal

If you have a site that you are looking to sell, please get in touch to discuss how we can help. With over 15 years’ experience in Land & New Homes we have a vast range of contacts on our database with a broad variety of requirements. Whether it be a single dwelling or a site in excess of 100+ units we will help you find a suitable buyer.

We understand that your plans may change along the way and a build that was once intended might not be right for you further down the line. At Sewell & Gardner we can promise confidentiality on all conversations had when discussing site information.

We can provide full site appraisals giving our advice on land value, build costs and a GDV with comparable evidence. By regularly keeping in touch with our database we select buyers as and when a development opportunity becomes available that meets their requirements.

Site Identification

We often meet homeowners who enquire as to whether their garden has any potential for development and they are often pleasantly surprised at the value that can be achieved from selling a portion of it. We have found this to be an increasingly popular option for homeowners who do not particularly want to move or have a large garden that is becoming difficult to maintain. In some cases, selling your land can not only benefit you financially but can remove the stress of maintenance and upkeep.

One thing to be aware of when considering the sale of your garden is the impact it may have on the value of your existing property; this is something we are here to advise on and will discuss the pro’s and cons of going down this route.

Garden assembly is another option to consider, if you and any neighbouring residents wish to explore development potential together this can result in a higher return due to the higher number of new homes achievable.
