3428 Landlords & 3975 Tenants responded to the questionnaire
Whilst we need to keep the findings of this Nationwide Survey to ourselves so that we can act on them quicker than our competitors, one of the main points raised is something that Sewell & Gardner are already acutely aware of!
All the clients are one and the same. The landlord = the tenant = the seller = the buyer.
If we don’t treat our tenants correctly when they are renting through us, then they are unlikely to buy from us when they are ready to take the plunge into the sales market. If we don’t treat our buyers correctly when they undertaking the largest sale of their life, then they certainly won’t be coming back to us to rent out their investment property when they forage into the investment market. The importance of customer service and keeping in touch with our clients, our after-sales service &our after-rental service are areas already covered by Sewell & Gardner with priority. We know the value of our customers, whichever hat they are wearing!

Fees are not the most important factor when choosing an agency, for the landlord or for the tenant.
42% of Buy to Let landlords will not negotiate the fees with the agent & 67% of unintentional landlords will not negotiate the fees with the agent. Tenants stated that if the same property was available with 2 agencies, the tenant would rather pay higher fees to go with a reputable agent rather than the agent who charges the least. At Sewell & Gardner it is our belief that fees are far less important than the quality of service and quality of tenant. A 3% reduction in fees SOUNDS a lot but often it is the difference between achieving an asking price and doing it quickly, at Sewell & Gardner we always equate any fee difference into pounds and pence, so that the client really does understand how many void days that equates to, it is always far less than people initially think.

Karren Brady was an inspirational speaker, giving us all a compelling account of her tremendous success with plenty of anecdotes from her career in football and business leadership.
