A day in the life of a Property Consultant

Since joining the busy sales team at Sewell & Gardner as Property Consultant, I can safely say that every day is completely different, but here I will explain what a typical day in the office would look like.

Firstly, starting at 8:30am every morning, we will have a team meeting to discuss what happened the day before, but also to familiarize ourselves and make sure everyone in the team is up to date with the current situation of all the properties we are working on. In the morning I prioritise contacting any viewings from the previous day and asking for feedback on the property. Hopefully we will end up with 1 or 2 offers that we can put forward to the seller. However, we must make sure every offer is financially qualified as a duty of care to our clients. This means making calls to mortgage brokers, to make sure that the offer we put forward is 100% affordable for the buyer.

 

When all of the feedback is collected and given back to our vendors, I will usually have viewings throughout the day, so I will make sure I am fully prepared with a brochure that we give to all viewers and that I’m aware of the facts and situation regarding the seller, i.e. if there is an upper chain.

Later in the day I will be dealing with viewing requests, giving them all a call to answer any questions they may have about the property and hopefully get them booked in to view it. Most of our viewings take place on a Saturday as this is when most people are keen to view, but we also have a few viewings take place throughout the week.

Applicant management is another area I focus on regularly. On a day-to-day basis I will callout to my registered applicants just to touch base and see how their property search is going, if they are still looking to find somewhere I will show them any properties that fit their requirements, for example, location, number of bedrooms etc. In some cases, since our last call, applicants will have found a property or have stopped looking for various reasons, in this instance I will archive the applicant from our system, to make sure all of my active applicants are actually on the market, looking for a property to buy.

Throughout the day we also receive inbound calls, these can be regarding various things such as sales progression, surveys and people looking to get a market appraisal on their property.

As you can see my day is full of a variety of jobs and every day can be so different, which, along side working in a great team who are supportive, experienced and helpful is why I enjoy it so much.
