When buying a property it is important to know news, facts and changes to the local area you are hoping to move to. 2015 has bought with it many exciting developments for Watford… and I’m not just talking about the opening of our Watford office! Many factors are involved in Watford’s recent boom.
This year has seen Watford FC’s rise into the premiership which has bought a massive buzz to the local community who are behind the Hornets Premier League promotion. With this, Watford Football Club has redevelopment work underway to both the inside and outside of Vicarage Road stadium. The development work will see an extra 400 seats added between the Vicarage Road Stand and Sir Elton John Stand as well as new hospitality spaces. Further progress is to be made in the Sir Elton John Stand whereby around a further 700 seats will be added. The new developments at the club are fantastic for the local community, offering potential new jobs and more seating for devoted football fans!
Further developments within Watford town centre are being made, with the intu Watford shopping centre under a huge £100 million redevelopment to its Charter Place. The redevelopment will see Cineworld open its doors with a 9 screen (including IMAX screen) cinema alongside restaurants Las Iguanas, Byron and Cabana and other family entertainment uses. I believe the redevelopment will enhance Watford’s appeal as a popular, busy commuter town and in turn will attract many more buyers to the area.
The proposed Croxley rail link has been in talks for many years but finally towards the end of this year work will start the scheme, by re-routing the Metropolitan line to Watford Junction. The rail link will see Watford Metropolitan Line Station close its doors after over 90 years to make way for the new Cassiobury station near Baldwins Lane, Croxley. The Cassiobury station will then connect to a new station on Vicarage Road, which will give fantastic public transport access to Watford General Hospital, WFC and the surrounding residential areas. From new Vicarage Road Station the line will connect into Watford High Street Station and onto Watford Junction Station. The Croxley rail link will make approximately 2700 additional households fall within an 800m catchment area of a station, which is a huge selling point to both buyers and sellers alike. The rail link is set to start running in 2020.
